  • What is BREEAM?

    BREEAM is the Building Research Establishment (BRE) Environmental Assessment Method for buildings. BREEAM is the world's leading environmental assessment method for buildings. It sets the standard for best practice in sustainable design. BREEAM was established in 1990 as a voluntary tool to measure the sustainability of new non-domestic buildings in the UK and incorporates a wide variety of factors, including material selection, construction waste management, water reduction and energy efficiency.

    BREEAM assessments are increasingly encouraged through planning policy & guidance and are in demand from tenants and developers as BREEAM buildings are typically more efficient to run and demonstrate a commitment to protect the environment. BREEAM can be used to assess the environmental performance of any type of building (new and existing). Standard versions exist for common building types and less common building types are assessed against tailored criteria under the Bespoke BREEAM system. The BREEAM Assessment schemes are regularly updated to encourage continuous improvement and innovation within the construction sector as UK building regulations upgrade.
  • What is the Code for Sustainable Homes?

    The Code for Sustainable Homes (CSH) is the residential version of BREEAM and replaces ECOHomes as the assessment tool for new build properties in England. On the 27th February 2008, the Government announced that a mandatory rating against the Code for Sustainable Homes (CSH) will be implemented from 1st May 2008. This means that a rating against the CSH will now be required for all new homes. The provisions apply to new homes where a Local Authority received a building notice, initial notice or full plans application after the 1st May 2008.
  • How much will an Assessment cost?

    Assessment fees will vary depending on the type and scale of the project. We will need brief details of the scheme, the net lettable area and any draft layout plans to help tailor the quotation. We will then outline our proposed approach and scope of works and fix fees for an initial review, workshop and/or pre-planning advice and the formal assessment process. Our fees are inclusive of meeting attendance, travel and disbursements.

  • How soon could I have a certificate?

    A lot of supporting evidence is required before a formal certificate can be issued. Envigorate will work closely with you to ensure that the design team are suitably briefed on the requirements of the BREEAM criteria, to smooth the process. The speed at which a certificate can be generated is dependant on the following separate elements. A BREEAM or CSH certificate is achieved when:
    • All the necessary evidence (in support of the achieved rating) is provided to the assessor by the design team,
    • All evidence is collated, reviewed and verified by the assessor who will create a formal report to submit to the BRE
    • The report and supporting evidence is reviewed and approved by the BRE
